Home Improvements: Please familiarize yourself with the rules of home improvements BEFORE beginning work. Please call WMPG with any questions. Click forms.
Pets/Dogs: Two pets are allowed per unit. While on the property, dogs must be leashed at all times. Owners are responsible for cleaning up after their pets. You may not walk your pets on the recreational facilities. After one warning, violators will be issued a fine. Fines will be imposed for each subsequent violation. The clubhouse, pool/pool deck and the circular island between buildings 6 and 7 are "pet free zones". Click on forms to register your pet(s).
Moving In/Out:
Moves are required to be scheduled with the Association’s Property Management Company. Please ensure that packing boxes are either taken away by the movers or broken down for disposal and neatly tied and placed in the appropriate recycling bin/dumpster.
Leasing: Homes may be leased for a period of a two (2) year lease term. Please see the enclosed Sale/Lease Policy and Procedure as to properly execute this.
Garage Bays: Garages may only be used by residents of units for garaging of vehicles and minimal storage. A garage can only be transferred to a buyer or a present owner. Notice of each assignment must be given to the Association Board of Directors.
Resident Non-Owners/Tenants: All Rules and Regulations covering owners apply to resident non-owners and tenants. However, like any tenant/landlord relationship, the owner of the unit is the landlord, not the Association. Consequently, while the Association’s Property Management Company is available to assist the resident non-owners and tenants where appropriate, there is no relationship between the Association and the non-owner or tenant. Resident non-owners or tenant problems should be directed to their landlord.
Snowbird Information: If you are going to be away for the winter months, please make sure that you properly winterize your home as to avoid any problems to you or your neighbors’ home. The Board of Directors and Westchester Property Management would like to maintain a listing each winter of when you are leaving and an estimate of your return date as well as the name and phone number of a local contact. Please make sure that you call Jeff Hozias (914-686-9500, Ext.129 ) to arrange for your mailing/billing address change for the winter.
Flammable Materials: Flammable materials such as propane, gasoline, etc., may not be stored in the units, mechanical spaces, or garages.
Outside Lighting: Outside lighting fixtures are part of the common element and will be replaced by the Association as required. Residents are asked to notify the Association’s Property Management Company when lights are out or if they do not come on at the proper time. Porch and interior garage lights are the responsibility of the individual unit owner/garage owner.
