1. Unit Owners (or their tenants) can park only two (2) vehicles on the property. Additional vehicles must be parked off the property. One option is to apply for a Parking Permit from the Village of Ossining which, if issued, allows you to park on Ogden Road. You must complete an “Application for Hardship Parking Exemption Under Chapter 250 of the Village Code” Form, secure a letter from Westchester Property Management Group (WPMG) and submit both documents to the Village of Ossining along with the appropriate fees.
2. All Unit Owners (or their tenants) must register all their vehicles with WPMG. Reference www.hudsonviewossining.com for the Vehicle Information form or contact WPMG and they will send you a copy. You must contact WPMG and update your vehicle information if you get rid of vehicles or replace them.
3. A parking garage counts as one (1) parking space and therefore garage owners are only entitled to use their numbered parking space and are not permitted to park another vehicle in an un-numbered or visitor space.
4. The parking areas may not be used for any purpose other than parking of passenger vehicles.
5. All Unit Owners, occupants and/or tenants’s vehicles must be properly registered and licensed with current state registration and inspection stickers. The use of mini bikes, off road motorcycles, go-karts, golf carts (also referred to as golf cars, ATV (quads) and motorized assisted bicycles) or any other off road recreational vehicles are NOT permitted to be operated on the property.
● The only exception to the above is any vehicle operated with a 12-24 Volt Battery.
6. Parking is prohibited in all of the following areas of the property: locations designated as “NO PARKING” areas, and locations designated as emergency areas , ie. in front of fire hydrants. During the snow season, select visitor spots located between Buildings 9 & 11, 4 & 6 and visitor spots up by the pool area are reserved (marked off by orange cones) for snow removal and equipment.
7. No vehicles with commercial license plates or business markings can be parked on the property. No trucks, commercial vehicles, trailers or boats can be parked on the property.
8. Double or “Piggyback” parking is prohibited.
9. Storage of vehicles is prohibited on the Property. Vehicles cannot be parked in the same un-numbered or visitor parking space for a period exceeding four (4) weeks.
10. Unit Owners, tenants and guests shall observe all posted speed limits (5 miles per hour), parking and other restrictions with respect to the operation of vehicles and shall otherwise drive with such degree of care and caution as is reasonably required in a residential community.
11. No vehicle repairs or maintenance of any kind is permitted on the property.
12. No Unit Owner (or their tenant) shall cause or permit the repair, dismantling or disability of any vehicle, machine or appliance, other than within the Home of permit same, or the parts thereof, to be stored upon any Lot or Common Area.
Any vehicle parked on the Property in violation of the above Rules and Regulations can be subject to towing, without notice, at the owner’s expense.
You will receive a warning for the first violation of these Rules and Regulations. After the first violation, a fifty dollar ($50.00) fine will be assessed to the unit owner for each subsequent violation of these Rules and Regulations.
